Looking mostly at Buy and hold with a chance for cash flow.

For this reason I have an LLP in Ohio for properties held there, and a few in Arizona for properties held there. 2/3) I transferred a property from an LLC to an LLP when I learned that holding a property in an LLC may be problematic for residents of Canada (double taxation risk).  

But my lack of long term market understanding lead to over extension on my personal buy-and-hold properties. 2008 destroyed me as 95% of my tenants decided they no longer needed to pay... and some even decided that they were entitled to my mechanical systems and metal materials like plumbing and wiring... one even burned down a multi-family building.

Currently am actively looking at partnering with individuals on buy and hold as well as buy, rehab, and rent investment opportunities.

Not to say there are not some good deals  this way,  and that you wouldn't make money for long term buy and hold.  

I cleaned it up, installed a new heating system, and sold it for about 50% more than I paid for it after holding for a few years. 

My wife and I started our company about 4 years ago and have slowly been building it up and increasing our holdings.
