So you are thinking if they leave the lease agreement early then we will have no choice but to find a renter to replace them, instead of a buyer, as we would have if they stayed until the end of the lease agreement?

besides a potential source of income, if you are buying properties in any capacity ... wholesaling, fix and flip, buy and hold, etc. it could be very beneficial.

We are in a similar situation with a property and although we would be making more (closer to 25k after all costs/fees) we have decided that having the liquid funds is more beneficial then the small amount of cashflow we would be receiving.
