Also, like @Yishi Garrardpoints out, report them to your state dept of licensing and Realtor's Assoc.Always manage your own investment if in your backyard at all possible.

In general, seems 3/2 will appeal to a greater pool of applicants and also to larger households. 3/1 will appeal to smaller households or single people.
