Section 8 investor and realtor willing to share what I’ve learned so far

I’m currently buying rentals in Columbus GA and renting to section 8 tenants exclusively. I’m willing to share or answer any questions you might have.

@Sajjad R. maybe we are lucky. But screening section 8 tenants is as important as screening any other tenant. 

I think a lot of people dont screen them corectly and that is why they have problems. I am not involved directly with that process but I believe a key is we go inspect where they live now. How a tenant keeps their curent residence is good evidence of how they will treat your property. 

One thing to remember is that section 8 tenants have a good deal. They don't want to be kicked off the program. Use that leverage to your advantage.  But as I said different localities will opperate in different ways and in some areas tenants may have no fear of being kicked off the program.
