If you are going to purchase a 2-4 unit here using the fha loan then stick with a  duplex as 3-4 units have a self sufficiency requirement to qualify for the loan and it is extremely hard to pass that test here in San Diego. 

You could even test the STR market with the house hack strategy if it’s legal where you are, which will supercharge your rental income.

I thought the conversion of a rental lead to a conversation was low, but then I tested it by responding to my ad with another email of mine, and my "landlord" response to that was never received!

I already have books and flash cards and practice tests for that.

Hi BP,I'm scheduled to take my RE Agent test in 10/2020 for Florida and am looking for advice/mentorship/things to look out for when first starting out.  

You didn't test it with enough volume.And this is easy to prove right?

These owners would have been able to meet the two years of ownership and occupancy tests if it were not for unforseen circumstances. 

@Jesse Allen 2 years supervisory experience, take the course (60 hours or so), pass the test.

Stress-test your numbers at the lower end of the ARV range just to be safe as the BRRRR refi is probably the most stressful part of the process.
