So...I guess that answers my question posed in another thread about putting your cell phone # on your yellow letter material.

We were still ok and paying down debt, being very frugal (cut back on cable, cell phone to talk and text only, no going out to eat), and putting minimal amounts into savings still.

If you've posted your cell, and work a job where you can't answer your phone, either try to call them back on your break (not a good way) or have a business partner or trusted friend at least take the calls from your phone so you can get back to the people right away when you have time.Plenty of time to get a "system" in place when you've got a deal or two under your belt.

Do you distinguish between cell phone & voicemail on your material??

This is also assuming their number wouldn't be private or if they used a cell number and didn't have a home number tied to their physical address.

I bought a cell connection for it and paid for the year contract to have it turned it.

@Steve Vaughan  My Dad taught me that real Estate was Belly to Belly before there was an internet or cell phones etc.. he would always say so much is in your body language inflections all sorts of things you can only do in person... todays real estate is so focused on hiding behind text messages that get misconstrued etc. 

He also recommended Nexia to manage all the smart devices, but I'd also look into Homebase.ai, which offers resident communication, payments, maintenance management and smart device control through their property management web platform and ios/android resident apps for 7$ per month per unit.

So, I don't mind giving out my direct cell number.

Avoid filling the kitchen with complicated devices like a simple coffee pot instead of a fancy espresso machine, a hand blender instead of a Tilt-head mixer with six attachments, or a  Crock-Pot instead of an Instapot that can be complicated or dangerous.As for sleeping arrangements, I recommend an "ideal" number of guests and a maximum.
