I am actually interested in winning the property but if i don't and it goes above the auctioning banks debt i should be able to collect the debt just purchased.. am i correct?

I've done some more research on AirDNA and Mashvisor however, I am coming up with two different analysis, this is what I am seeing from both:AirDNA:Annual Revenue - 121.6KADR - $378Occupancy Rate - 88% Mashvisor:Annual Revenue - 24,552ADR - $68Occupancy Rate - 98% Im also using BNB CALC as a PM tool to run my numbers, I change the data from AirDNA 88% to 60% Occupancy to be more conservative, here are my numbers:Property Value - $299,000ADR - $275Annual Revenue - $60,225Operating Expenses - (-$21,554)Operating Income - $38,750Mortgage & Taxes - (-$29,040)Cash Flow - $9,710I've compared other STRs however, there are not too many STRs close by, so why am I getting a huge difference from AirDNA & Mashvisor?

Need some advice here.Hired a painter to paint a vacant property.Never worked with him before.Not a big job contract about $1000 plus materials.Painter says on first day he can get more done if he can stay over at the vacant property, he can bring in a sleeping bag and work longer hours.I don't think this is a good idea.First I have some power tools at the place.I really don't think I want him sanding the ceiling at 3am...I don't want to hand over the keys either.There may be liaility issues as well.Thoughts, bad idea or am I being too paranoid and is not really a big deal?
