Am I dreaming or can this be done

I have been told I can buy a 20 unit multifamily. I have 20K in a self directed Roth IRA with checkbook privileges and about 5K cash.

Is this possible or am I dreaming?

Thanks for any feedback. Or any how to's...

Can you buy a 20 unit multi-family in a IRA? Yes.

Can you do it with only $20K in cash? Maybe, but it would be very difficult.

Should you even if you can find such a deal? No. $20K is not enough of a cash cushion, IMHO, for a 20 unit, especially since will spend some of it acquiring the property.

But you've given very little information about this deal. Can you describe more fully what you have in mind?
