Quiet Title Action

Hey everyone,

I recently Icame across a property that I would need to do a Quiet Title Action. My title company isn't familiar with this type of transaction and nor am I. Does anyone have any information on what it takes to get this deal to close, and how long. I've heard from a few people that it may take 4 months for the quiet title action to be performed.

An action to quiet title is a lawsuit filed to establish ownership of real property (land and buildings affixed to land) and to remove a cloud on the title. Quiet title actions do not “clear title†completely. They are actions for the purpose of clearing a particular, known claim, title defect, or perceived defect.

The law on quiet title actions varies from state to state. A practicing real estate attorney is your best source of specific information with respect to the property you are considering.
