The sale fell through due to unreasonable buyer demands following the inspection - first time homeowner who essentially wanted a "brand new" 70 year old home.

Paying 8% for money on a flip is not unreasonable.

In a more general sense just getting started is the biggest hurdle.

Most of the good MFR opportunities in our area are going to require some TLC as well as the ability to work with inherited tenants through the rent control hurdles but Oakland can be a great place to a great place to invest. 

The biggest hurdle for a new wholesaler is probably lead generation 9 times out of 10.

After reading many books I believe that I know the fundamentals but would love the chance to sit down and pick the mind of a seasoned investor and/or anyone that has ties to the wholesaling business.I believe that my first hurdle to jump through is learning how to evaluate after repair values as well as repair costs.  

They are Not responsible for someone's washing machine inside their unit malfunctioning......and it is Totally unreasonable for you to think they should be.  

I think the biggest hurdle would be related to permitting and zoning.

I would still receive calls and emails from tenants regarding the maintenance requests, and forward to the subcontractor after I screen out unreasonable requests.

I hope this doesn't sound to unrealistic I tend to make unreasonable expectations sometimes.
