Reopening this thread, I’ve taken the plunge on a single family home just outside of Pine Plains, technically is Gallatin Twnshp, Columbia County.

I've been previously working on acquiring single-family units via the house hacking method but this year, I'm shifting gears to take my goals to the next level. 

Those were the situations where I was looking for ways to make it work.Don’t come out the gate haggling, or even discussing the terms at all.

If you are taking out a conventional mortgage of any kind, you can't buy in the LLC as it does not have two years of tax returns.You are also asking if an entire state is good to buy multifamily, which means you are too soon in the process to even talk about buying.

I'd sell #1, even if you have to take a loss on your equity.The market does go up over time, but most markets seem to be stagnant right now, so when does that change?

On a side note, oddly, the tenant before her was also a single woman, around the same age, stayed in the apartment for 10 months, no communication or heads up, left around the same time of the year.

Are you looking for multifamily or single family home?

The federal fair housing act is extremely sensitive and can be even more sensitive in certain states and cities.

Which probably defeats the purpose of the STR loophole, making it pointless to even attempt to claim STRs on CA returns.
