I know this is an old thread.I'd like to get a more recent opinion of these apps.I think the DFD options is very interesting.What we want to do is endorse one of these for our Real Estate Club in Greenville, SC and have a contest for our members to see who can find the most deals with the software.Maybe try and get a rep from the company we choose to come and speak at one of our in person meeting and also negotiate a longer trial window if possible for our members.

It might because they don't want any random person just setup a property management software to make it look legit and using it to scam people (tenants)

This is advantageous bc later you have a third party loan (not your personal money) so seasoning period is 90 days to DSCR out.

We also require that we be added to the contractor's insurance as Additionally Insured, so we're covered if they cause damage or liability issue.3) If the property is occupied:- One of our people MUST accompany their person (and we charge for this). --- We were sued many years ago, along with the owner, because tenant claimed owner's contractor sexually assaulted them!

Hi @Zhong Zhang I have used vacancy hacks over the years to get personal properties under 1% when turning tenants over. 3% increase depends on renewing or getting new tenants, when renewing tenants that's a safe amount.

This is what I heard third hand, so not sure if it is true but i believe the person got this from the PPM which was noting where the monies were going.

Unfortunately, this problem waste a lot of my time that could be spent on other investments.I have used the same tax professional for many years and he is very educated, but also much older than me and it's hard for me to understand all the reasons he has expressed why is better to put the rental on my personal tax returns.

Hey Makani, you should check out DSCR loans, which are primarily for investment properties and focus on the property’s income potential rather than your personal income.
