Like others are saying, there are cash offers everywhere, tons of very bad listings on the MLS that seem to still get sold fast, and a unique local economy that requires you to do some networking for contractors and cleaners if you don’t want to get screwed.

But the existing housing stock east of John R and South of Holy Family Regional School is notoriously low-end.Compare the pricing around Reuther MS and then compare around Hamlin Elementary, then look at West MS, Van Hoosen, Then Stony Creek/Hart.

My area is probably unique because there are hundreds (maybe thousands) of homes that are boarded up, but have huge potential.

Condos are unique real estate investments because a huge part of the value is determined by property that is under common ownership and which the unit ow er may have little control.

MFcan potentially give you more cash flow and higher ROI but as @Simon Campbell points out, they come with some unique sets of challenges that new investors might not be prepared for, namely, more transient tenants, higher vacancy rates and more repairs at turn over.
