ONe of its main tenets is that "better is better" and that you have to intentionally sit down and define what "better" means to you before you can reasonably expect to attain it.

Today, I went into contract on my first deal for a buy and hold property (with intent for BRRR).  

If the seller had signed the contract to sell the property, but had not closed, the executor of the estate can close since the deceased's intent was known.

I have no intention of doing this, I am a landlord not a salesman.
