So a question to you would be do you have the time and want the practice of analyzing deals or do you want to spend the money to send out more lines and hope to catch a few to analyze at that time? 

I've met a few New Yorkers who have their eye on Buffalo, understandably.

I or a buddy can lay eyes on, take pictures ect.

Since I'm new to this part of the RE market, I have some questions I hope you all could help with (I apologize if they are eye-rolling basic!)

They are much less expensive to run and you can get some pretty sweet rebates.Sure, 203(k) sounds great, but go in with your eyes open.

In addition if the as-is value is $620k why would you bother wholesaling it at all, just sell it for $620k and make all the profit, because you'd have a decent amount of equity if you catch the unicorn and can buy it for $460k.

I always have an eye out but my portfolio is mature and I manage all of my 19 doors plus additional 6 for my kids.  

Use colors that catch the eyes, look up marketing colors and how people react to them.
