Hello everybody,   I did an inspection on my properties and I found that there was a black burnt ring on my floor in my kitchen, I talked to my tenant and told them they would have to pay with their security deposit to put a new floor down and they agreed.

Also I lost money on almost all of them and was happy to walk away at a loss just to be done mentally.Also as a PM company the amount of moving parts that happens reminds me of a duck crusing across the water.. on the surface everything is smooth and easy and under the water the feet are paddling like crazy...Then if the PM doesn't pick up the call on the first ring the owner says "They suck they never answer" We do an on-boarding orientation with our owners now to set the right expectations so they know what our role is and what their expectations of what we do so to lessen miscommunications on both sides..
