Quote from @Michael Baum:

Every area is different. We just looked at manufactured home today here in Sedona. It was difficult to tell it was a MH, even inside. It was completely redone with upper end finishes and it has an in ground pool. Right on a walking trail that leads to hiking trails and a park.

It was pretty impressive IMHO and I would never have considered one for us.

Lenders generally do frown a bit on MH, but here in Sedona it is pretty common so there isn't that problem. Seeing as it is on a perimeter foundation like any stick built house with regular everything instead of some sub-standard MH stuff from the 70's I don't know if insurance would be a problem either.

Yes, they are pretty common in Northern Arizona. If done right, you can barely tell. Most of them , though, are obvious due to the lack of any overhang/eaves/porches, they stick out like a sore thumb. I have been in some, though that I didn't realize were MH until I really thought about it...or someone told me. So they can be done right. But I think the appreciation value would still be substandard.....
