The downside is that I have to pay PMI until I have 80% (i think) LTV with is about and extra 120$ a month.

But no, they "needed a deal," and their agent (my guess) didn't consider helping them succeed by discussing "the downside."

That said it still doesnt make sense to not use the mls.The seller has already decided to use her Realtor services so there is no additional cost to him for her to ad them to the mls.The comps on the mls that may be lower then the turnkey properties are still out there to be seen by potential buyers whether or not these properties are added to the mls.In deciding whether or not to use the MLS I see all upside & no downside for this investor

NACA is definitely one of the lowest costs to originate a mortgage and you don't have to pay mortgage insurance with the loan but there are a few downsides as well.

The down side, is that we have members who really don't participate in giving advice or good information (most can't anyway) and use BP to draw in others to their guru type stuff, program, book, strategy they mentor, whatever.

The downside is that they don't have safety features that a modern furnace does, and in the words of one furnace expert, when they fail, they can fail spectacularly.
