I do use the 1% rule and usually get a little more when doing the ADU projects for cashflow...

Basically need a decent place to sleep when they work (because that's all there is time for) that's close to the hospital   and travel back home when they are off.

High turnovers with a lot of repairs will eat up any cash flow you projected on paper.

Hi Karter,Experience definitely helps and is sometimes necessarily for heavy rehab projects, but there are still options for you as long as you have enough reserves and credit qualifies.

I work with a team on the ground that can help end to end by sourcing deals, project managing rehab and providing property management.

With enough units, this results in a bit of a project.

I understand basic real estate(thank you bigger pockets) and I am building good capital through my salary as a 26yr old with time on my hands.

Basically last year and in the coming year this market will see hundreds of brand new medium to large houses specifically aimed at STR and they are NICE!
