more than likely you will need to speak to the land groups of home builders or the land and development groups of multifamily buying groups and most are going to be publicly traded. make sure you have enough housing units. if you provide more info I can help out. there's a million different niches in development and more than likely less than 10 buyers for what you are talking about in any niche. we just reached out to Greystar for apartment development site we are putting together that is a vertical development. we called their office for the midwest and messaged every single person on their team on linkedin. put the effort in and you'll get results.

Owing to the trend towards smaller,  more efficient appliances and LED lighting  electrical loads I think are somewhat less than they may have been per SF like in the 70's through 2000's when everybody had incandescent lighting and big tube TVs and refrigerators, dishwashers,  etc. that used 2 or 3x as much power as modern ones.I've had a couple turn-of-century units rewired to remove K&T and failed 'BX" (flexible steel sheathed  2 wire cable)  and agree with other posters the pricing isn't that bad as long as you can find an electrician that has some experience with that kind of work,   and sometimes it might be helpful to open up some cable routes ahead of time for them to use so they don't have to do the exploratory work.

This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.
