A newby mistake.

You cannot change it, but I would get a reply ready to send out to anyone who contacts you on it, explain it was a mistake, you are very sorry and it definitely will not happen again.

As you know this is a mistake and should never be used as a substitute for pulling actual comps.

It is feasible, but it can be a challenge.I have worked overseas for the last 7 years and have 15 SFH's in 4 different states.From my personal experience (and many, many, mistakes) I would offer that the key to success (or failure) is setting up a trusted team in whatever area you choose to invest in.

Based on those, working with a commercial broker who is experienced with this type of property would help avoid a lot of first-timer mistakes.

It can also save you from making MAJOR mistakes.

I agree with @Joe Gore and @Joel Owens Where you made the mistake was by not taking care of the water intrusion immediately.

I want to go public with this so everybody can learn from my mistake choosing them as PM.

I prefer hands on, but I'm sure I would have made less mistakes starting out with some training...Good luck!
