What area do you guys (Dallas and surrounding suburbs)recommend if my budget is 600k for both units?

I have a couple of options for bathtub refinishingHouse built in 1984Miracle methods charges $515 per tub and has a 5 year warranty with a 2 day processI can get a company in Dallas to do it for $170 per tub with a 1 year warranty with a 1 day installment processAny thoughts or recommendations?

I am located in the North Dallas/ Fort Worth Area, I'm mainly interested in buy & hold investment properties, and flipping.

These are based on 100-150k SFRs in the Irving, TX area (Dallas County).

I guess it depends on the market.In SOME parts of the Dallas area, the following is still possible SOMETIMES.1)  Pay $30,000 for a house.2)  Spend $3000 to fix it up.3)  Rent it for $950 a month to a single elderly person that is easy to get along with.4)  Property might be vacant for 2 or 3 days when the tenant leaves.Most out of state investors seem to be happy buying retail in our market. 

Any leasing agent suggestions for the Frisco/Plano, TX area north of Dallas?

I think that either private money lenders or small institution portfolio lenders are my only option.I would appreciate any and all recommendations for banks/credit unions in the North Dallas area that offer portfolio loans on SFR rental property held in an LLC.  

I live in Dallas and do Apartment Investing thru syndication.  

Dallas for instance has 28 submarkets.
