Real Estate Investing for Retirement

I am taking this opportunity over the next year and a half to prep for a retirement gig in real estate (buy & hold) that I've always wanted to do. I currently have 1 SFH in Tennessee that is rented. I have rented my home after I moved out in the past but only 1 stricitly investment property. I'm looking forward to learning a solid system and getting a great foundation before I take off into retirement running.

Hi @Sam Harris - I'm actually doing the same thing here in Dallas! I think the first thing would be to identify specific goals (Annual goals over the next 3-5 years and also possibly quarterly goals to break it down to one more step...may be easier to digest).

Then look at your overall current financial situation. Once you have an idea of how much cash you have now, your credit situation, etc. Then you can come up with a financing plan. There are lots of different financing options and I do think the BRRR method is also a good strategy that allows you to grow at a steady rate. Buying some deals with owner financing may be a good option that may get you over the traditional mortgage cap if you're not buying outright.

Feel free to private message me if you want to connect or if you want some specifics. I'm happy to share what I'm doing too. My goal is to get 10 properties within the next 2-4 years. I'm at 3 right now and want to buy at least 2 more in 2017.
