Just want to have some base knowledge so I can determine if I want to go the route of buying those types of properties or to stay away haha. 

You could always try and pay the tenants to leave, but if they want to stay, there's nothing you can do.

I am currently working on finishing the CPA exam (1 test down, 3 to go) and working for a small CPA firm, and she stays at home with the 2 kids.

One of them is moving out, and 2 remaining will be staying.

Go to market rate, but talk to them first and get a feeling if they will stay.

You could always have a change of heart and stay in the army- there is no requirement that you stay after you begin your mortgage.
