Are you looking to replace your job income?

I believe that the door really needs to be replaced, and the tenant is saying that it is not caused by them and that it was already like that when they moved in.

We want to make it more modern and sell it for 120-150k.

I dont want to have to replace the tub or the tile surround for while.

The high-end "executive" rental is in high demand here right now with tons of people moving here who are looking to buy property who need to rent until they find something, people who sold their homes and aren't able to find a replacement property, nomadic tech-workers working remotely/on contract assignments with google, microsoft, etc. 

It would be better to replace the plywood and the floor joints but thats a lot to.

I even offered to switch our RC policy to ACV so that replacement wouldn't be factor in the event of total loss (bank gets paid and we sell/demo the land).

For me even if I can replace my entire income I plan on still working to save more money to really accelerate my growth.  

If a roof needs to be replaced in the 2nd moth of owning the property, and it costs $10k to replace, you can't simply put your own $3k in to get it fixed.

To completely replace my current income from my job I would need around 66 doors cash flowing well.
