The tenant payed the rent on time but the check bounced back, so the PM charged him for bounce back fee and also late fee and the tenant refused to pay the rent and the feed.

Any feed back would be greatly appreciated, I've been given contradicting information.

If they have no arms to fish, and no family to feed them, then give them a fish, but otherwise, they're on there own.

I get almost all my deals through brokers.. brokers are not going to spoon feed you.. they simply present you need to do the qualify and close. on the high end the top agents who do this stuff are invaluable and the one's that will make these deals work.. they are used to working with the ultra picky snooty buyer. and the agents tend to be the same.. pretty high ego's if you know what I mean.So on the one I did successfully.. the agent brought it to us..

And sometimes, it takes a little bit of video footage, and some market explaining, but more often than not, people just sign up for an MLS feed, and that's where they stay in these conditions.

Texas has predatory dealing laws at the state and even in municipalities, TREC really doesn't like predatory dealing.Again, this might be fine dealing with a car or train load of widgets, but with this approach in RE in Texas (or anywhere) you can be wearing an orange jump suit and be feed 3 times a day.
