Hello BP Folks,


I have been listning to podcast for the last month or so and like what I've heard so far.   This seems like a wonderful community and look forward to learning and benefiting from different folks at various stages of their RE 

Over the last ten years I've bought, operated and sold motel, gas stations, and restaurants.


Currently, I own and operate couple of locations of a QSR franchise along with RE.


 They provide a reasonable income but have to watch them closely. 

would like to repeat my experience in the QSRs.  and have several more but cost about $1.5m each.  So far things have worked out but one mistake would be damaging.  Waiting on no brainers to come along.

Have built a reasonable capital base over the last decade by buying/building/operating /selling the above mentioned businesses.  I like to continue to build my capital base over the next two decades but with lower risk. Getting scared of taking $1.5 positions. 

Considering accumulating a reasonable size portfolio of single family homes in the DFW market. Is this reasonable to consider today given the cycle nature of RE and the prices are back to their previous peak. How would you do it if you were me?! Or not do it at all?! I think it'll be challenging to replace the salary that I pay myself in my current business. Should I approach SFR investing exclusively or along with my current business?! I'm thinking out loud here but appreciate any feed back.
