All should be free and open to the public- I just checked auction.com for times and locations. 

I was told that the state/government would be willing to pay market rent value for your property and in most cases it is more than what you would receive through a private or traditional tenant.

This works to your benefit as well.A majority of people I speak to want to get a non-exclusive agreement with me and it is very much a matter of if you can't commit to me, why would I commit to you? 

I didn't need to add one because we're with in .5 miles of public transportation. 

I wonder if when 'rich' people leverage, if they do in ways that they aren't personally responsible for the debt (e.g. non-recourse). 

They have to hold money in reserves for non-performing notes that they can not lend out. it decimates their bottom line so unless they have to,they won’t.

Following the legal process to the letter every time a tennat pays late until you ultimately non renew or evict has nothing to do with being nice or not.

Maybe put it in Google Sheets then make it public so we can see it?

If so, you could purchase the property inside that account and possibly leverage it too with a non-recourse loan if you needed.
