Hey Michael, I'm not smart enough to be a mentor, yet, but I do know plumbing, if you need any questions answered in the plumbing category just ask.

I've had A/C's repaired and replaced...plumbing main line cracks replaced, dishwasher's repaired and replaced, garage door opener's repaired and replaced. 

So I spend the rest of the day cutting out the plumbing work I paid to have done, and just doing it myself to keep things moving.  

All new electrical and plumbing.  

(rented @$1900/ mo. since 6/1/11)- should have 0 tax consequence/gains on sale (paid $180K cash in 2010)- have $40k in additional emergency fund/checking- have two small (and only) flips under my belt since January 2015 - all work done myself except for electrical/ major plumbing/HVAC- will be 55 in 2016 (so I don't have 50 more years to "play around" to build nest eggOk, so, my idea is to buy a place for cash in the 60-$75k range and fix it up over the next 6 months then move in as my lease on my apartment expires.

Plumbing looks OK.His framing #'s are low IMO and only $2500 to sheet the house seems very low but depends on building code maybe plywood and exterior gypson is not required.  

When you touch plumbing and electrical (new kitchens and baths) city inspections must be calendared-in.  

Somewhere in my thirties I began hanging drywall as a part time job as well as electrical work, plumbing and rough carpentry.

Light electrical, light plumbing, light light construction.

Painting is another good thing you can do to save a few dollars.As for what you should do, always kitchen and bathroom updates (lighting, hardware, counters, cabinets/vanities, plumbing fixtures, faucets) should be your top priority.
