Hello all,I am speaking with a loan officer in regards to house hacking with FHA loan and they keep recommending I use a conventional, due to the fact that there is too many extra steps associated with FHA loan and sellers typically deny the buyer and do not want to do these extra steps.

For example, if someone has forbearance program sin affect on existing Fannie Mae or Freddie Mac loans, will a hard money lender deny that applicant for a new fix/flip loan?

The benefit is that you have a proven track record (again hardly any client cares or has ever inquired) and are not financially bound to accept EVERY account ... and trust me you WANT to vet owners just as thoroughly as you vet tenants and cut out or deny those that just aren't a good fit.

But later the owner came back denying she signed anything as apparently the wholesaler didn't pay her all the money he was supposed to...I could have taken her to court and won anyway, but it was just a waste of time and delay in rehab process...It was my first deal so I didn't know lot of things back then which I do now...make sure you go to the city site and you can check for any liens against the property, back taxes etc..
