Once done, and you are set up properly, I would suggest to either burn the checks - so you cannot load up on debt on these lines of credit, or if you feel confident, use these lines to buy a low priced rental - and this will be your financing for it.

If it's wood burning, then I would address chimney issues and make sure tenant knows what purpose the flue serves.If this is a house, good idea to have a fire extinguisher.

But if you've been in the investing game a while you probably already have connections who can replace the roof at a reasonable cost already.Now if the rental house burns down and you have an ACV policy they should pay out at the fully insured value - they will not and should not per my knowledge depreciate the property if it's a total loss so to speak.

He stopped paying the bank after the fire/ break up from wife, but the bank never foreclosed on him (as they probably don't want a burned house).
