Pulling Rental Rates

When pulling rental comps in the Dayton MLS, I'm unable to gather enough comparables to figure the rental rates for an area. I'm currently using Rentometer and word of mouth to figure rental rates. However, I'm unsure how accurate rentometer is and want to be 100% certain when putting the numbers together. Does anyone have an opinion as to whether or not to use rentometer? Also, are there any other recommended resources out there?

Rentometer can give you a very general idea within say 25% of being accurate.  Word of mouth is actually pretty good.  If you use your own common sense combined with the datat points you should get a pretty good idea of rent rates.
