At the end of this journey, I believe there is going to be a pent up demand to get back out there and take those trips and vacations they missed and we'll probably see more bookings than less and probably a better per night rate.

So there is demand but there isn’t much speculative foreign money or local cheap debt artificially propping the market.People who have been complaining that there are no opportunities to be found in real estate over the last few years keep looking only in the wrong overpriced markets which, by definition, are subject to a huge potential correction at some point.Sadly, too many investors seem to totally misunderstand the concept of risk and are in for a rude awakening at some point.

You guessed it, a meter was broken into at one property and RG Electric demanded a whole new coded meter that was out of stock for 6-7weeks. 

If someone can't easily show you returns or connect you to many investors who are experiencing returns that they provided they may just be all talk and you risk being wrongly advised.They don't need to have rehab, build and flip experience if you're just looking for deals that cash flow as is.. so I wouldn't demand that expertise if it's not relevant to you.

There continues to be demand for homeownership despite the increase in prices and I am finding that families and friends all bond together to be able to continue to buy homes despite the higher prices.I am still betting on the market increasing overtime and I am still buying investment property at this time.

Between increased demand, price volatility, and capacity issues it not surprising that spreads will be moving and widening.For those are are still trying to get deals done what are you seeing out there in terms of multifamily financing?

So we had a trifecta of unemployment, decline in rent rates, and low demand all at once.Hopefully, things will be a bit different this time.

What about if your raising rents and now don't have the turnover you need or demand?

I do have a no pet policy because well dogs destroy stuff cats pee everywhere and birds may be some of the most dirtiest animals there is.
