As I am learning about different markets in NJ, it seems that some townships are not smart places to buy in for buy and hold.

There are many stories of people (smart, young, old, etc.) and companies (large and small) getting caught up in the process and paying more then they intended or should.This is where experience, research and knowing the local market can give you a real advantage.I would consider putting in a low ball starting bid just to reserve my place at the table.

Question #2) What do other smart / seasoned veterans suggest writing in this provisions area?

You may not have 10 minutes, but I will give you one sentence: Smart investors buy when the price is down.

Shawn, welcome....a) Sounds like you have a smart dad...he pounded this stuff into your head enough such that you are now 'seeing the light'.

Jake Kucheck I think it is a smart play depending on how you set something up and what the end game is going to be.

Every "older" person says " I wish I would have started at that age" so I think with consistent and smart hard work we will be able to achieve our desired level of success at a relatively young age.
