As for the ten property question, of course it depends on whether or not there is a better opportunity to use that 60k, and what market conditions are like, but cash is king, so depending on your risk appetite you have to make that call yourself.

I hear you - property manegement is not an area where price is king....There is a place I found on MLS by Audubon Park that intrigues me.

I think what @James Wise is saying is that FHA will not let the down payment be from a loan, they will want the down payment funds to be yours.
