I was speaking to his company and they push setting up the LLC as one of the beginning steps - now that makes me wonder if that’s what has helped him not hold accountable for abuse of his platform and exploiting people trying to get some skin in the game.

They require 10k or more to be a partner to ensure that you will actually have skin in the game, but I would think that 10k would be better installed into a property to prove that I have skin in the game.

Also my skin(cash on hand) is relatively low.

Skin in the game.  

Get thick skin and let it ride.

Single paint color throughout, textured drywall and stucco, mid tier vinyl plank flooring everywhere except bathrooms which are standard tile, pre-painted shaker cabinets with plywood boxes and quartz counter tops.

Next is compound in the drywall joint material or the texture.

If not then keep looking for a tenant that has some skin in it.

I've gotta put glass-front cabs, marble counters, nice interior/exterior solid doors, real wood floors, no-texture drywalling, etc. in my flips in this category and believe me, my estimates don't look like the ones often attached to a wholesale deal.C) Some areas in Houston that offer these 350k+ purchase prices have undergone significant flooding in the past few years (Meyerland, Energy corridor, etc.) that has anybody not familiar on a street-by-street, house-by-house basis more skiddish than before.D) I completely agree w/ @Ryan Zomorodi.
