In our 3 properties, we typically run a less than 5% vacancy, actually its less than 2%, but I always take 5% of the monthly rent for that emergency fund in case I run an eviction that lasts several months. 

.$430,000 (ARV)-$310,000 (Balance could be plus or minus several thousand)-$20,000- Holding Costs (insurance, utilities, PITI, etc) about 6 months...

@Nick Zias I know several people that own multiple homes in MSP.You need to do it because you care and have the money be a secondary goal.

Did several small projects to the house over the next 5 years while my wife and I lived there and sold it in 2016 for 185,000.

You could get time in with several of those types and have real world experience by the time you graduate.

I held several jobs in the retail/wholesale apparel industry particularly in sales and account management. 

There's deals that pop up here & there but for the most part I think it is over priced around here.You mentioned the seller has had it on & off the market several times so that must be for a reason.

There are several professional who are active here on the forum.

I'd like to just save the cash flow and not touch most of it for the first several years to build up an emergency fund.
