Rental Property Calculator

I was wondering what percentage people are using for vacancy, repairs, capex, and management fees when using the rental property calculator to evaluate deals. I have been using 5%, 5%, 5%, and 8%. I didn't know if this was too high, it seems like others may be using less. Any feedback would be much appreciated. Thanks, Jason

@Jason Lawrence Actally, I think your numbers are all low. Unless I know the history of a specific property and it warrants less, I use 10 for vacancy, 13 for PM, 10 for repairs/maintenance. Capex totally depends on the property. But unless I was planning to sell in the immediate future, 5% would be the minimum. If you're going to need a new roof or boiler soon, it could be much higher.
