@Joel Benscoter Forget about the metrics like 2%, 1%, 50% rules.

He's also helped me a lot with reviewing contracts, corporate structure planning, etc. 

One word of advice is to take action, many folks investigate, review, analyze, etc...for a long time, I would recommend - go look at 50 properties, find a broker/agent that will open the doors for you to view them, analyze each property financially before you go in, knowing the numbers prior, then adjust your numbers.  

They're local, have good reviews, their opinion shows up in the newspaper and are pretty well-known for my area.  

Is there a better metric besides those two to compare two properties apples to apples?

There are so many review sites which you can refer.
