I am looking for meaty material that will not only give me some ideas for tracking down leads on sellers and buyers, but also tips on legal matters (how should I represent myself to sellers, contract wording etc) and figures for appropriate offers (ie fair offers not equity stripping).

It's not the PM's responsibility to make sure you pay your bills, unless they are paying them for you (as some do around here).That being said, they should have made sure when they signed the contract to manage for you that you are the legal owner or representative for the property.

@Elisha Keller think of this..You save up 3.5% down for FHA financing on your first multi family deal, but you represent yourself as a realtor.. you get 3% back in commission!

He did tell us 3 trailers we could go inside and take a look around in and the "best" one of those is susposeto represent a typical of what the occupied trailers are like with the other 2 being fixer uppers.The best trailer was not good but not terrible.
