Hi all,I’ve recently noticed a whole host of properties on our street that are currently without tenants and have been neglected.

I noticed in some listings the agents put the info but in lots of others it is not included.

Don't blow it.If you do decide not to renew, give her P-L-E-N-T-Y of notice (far beyond what is legally required) of non-renewal, so she can smoothly move out.

Immediately served a notice to quit and placed new tenants Ive vetted on my own 2.

I have send late notices through text message but I guess now since the tenants are having attitudes and continuing to be late on rent I can just service them the late fee notices to the residence and and eviction notice 5 days after.

And you didn't notice? 

Maybe someone walked the property who wanted 2 bedrooms and noticed it wasn’t a legal bedroom and it had to be re-listed as a 1 bedroom. 

I've noticed a trend whereby the owner's licensed agent intentionally measures on the downside to I believe, increase the seller pool and quicken the sale.  

I noticed a lot of the discussions on here discuss buying and investing in whole parks, but for someone like me with no experience, this isn't an option.
