After living in a condo by myself because i was a big bad 22 year old who deserved his own space, i started learning about real estate and traded in my $1200/mo payment for a house hack that gave me a 3-bed unit all to myself for only $300/mo out of pocket.

A nice mix of glamping sites and permanent structures well spaced over ~100 acres.

Total rehab & modernization.

Much of the highway has already been relocated to accommodate for the new space.

If we rented and held the property long term we have plenty of room to build out the modern duplexes that seem to be getting built everywhere around us.Wanted to STR this house but the city has a limit of 60 days and all kinds of other rules so that is out.Have checked and can long term rental.Let me know if I have missed anything to help address this. 

I have a friend who got a couple at Space Coast FCU.

The inspector inspected pretty much everything including foundation, under crawl space for any mold or other issues.

The residential units should cover the basic expenses leaving the office space downstairs as my upside.  

I'm a new Pro member and the Brrrr calc doesn't have a space for the lender covering the purchase AND rehab. so its telling me i need to bring 42k to close, but its adding the rehab to my cost to close.

If you have the parking space and laundry capacity, you could do one by the room.
