hi everyone i need some marketing advice i am a bit modern i dont know how to do direct mail marketing in addition to that i dont know how to find motivated sellers in Maryland the area i live in is a bit stable and prices of home are a bit high, i am looking for some advice maybe even a mentor that could guide me i know how to market in other areas but for Maryland its just a bit hard for me i dont know why.

I know a guy who makes good money flipping mobile homes and I know others who buy, hold and rent them.

Been an entrepreneur for most of my adult life, currently focusing on online info products and mobile apps. 

I can do ANYTING except mobile homes through the DMV (but a girl in another office of mine can.)

My investment scope, includes buying trailer/mobile/manufactured homes in South Florida then rent them to tenants.

A motivated seller has emailed my partner and I about two mobile homes they have to sell asap.

Well he currently has 3 mobile home that he is not recieving rent from at all. 2 of them have tenants that he has not put out yet and the other one has been vacant since march and the tenant left them in bad shape.

Mine would be this: A few months ago I rented out Modern Brewing Company's brewing warehouse for a private tasting to celebrate a closing on a multi-family investment property.

It was 64 mobile homes which I got for $400 each but I only put up $2000 to control all 64 mobile homes before I wholesaled them for $1500 to $8500 during a 2 day Highest Bidder Sale.
