How to motivate a seller

Hello BP. I am new to the site am fairly new to the real estate business. There are many question that i have just because i want to absorb as much knowledge as possible. But, there is one question that is pressuring me more than any and I would love for your feed back.

I have came in contact with a land owner that is far beyond tired of renting because of all of the many headaches that comes along with it if you don't educated yourself. Well he currently has 3 mobile home that he is not recieving rent from at all. 2 of them have tenants that he has not put out yet and the other one has been vacant since march and the tenant left them in bad shape. He has showed me that he has taken the necessary steps to have them removed all the way up to calling the cops to have them escorted off. That is just a little about what i know thus far.

Now let me start by saying I have a little bit of money but enough to buy and renovate one property. But I really want to gain all three properties. He is currently trying to sell them seperately 2 of them for five thousand apiece and the other for seven thousand. I want to offer him a holding offer. In which i give him like a thousand dollars for each mobile home and i gain control of them and able to fix one up and use that money to fix the others. 

Tell me if there is any kind of contract that will handle this or any legal advice or any ideas that will help me help him. Thanks In Advance BP
