If that's your goal, you want 6-7 homes that make great rentals - low costs of ownership & maintenance, high ROI relative to cash in the property, easy to rent, etc.

Hire someone professionally locally to work for you and oversee manage the project (a construction manager).Some examples I can provide having worked in the construction industry is - soda bottles filled with urine in the walls, food thrown in the walls, throwing coffee down duct risers, sheetrocked over outlets providing fire hazard...

There are even members that will respond here that have ulterior motives, so you shouldn't trust them.Go through the content available here on BP and then start looking for a Property Management Company you can build a relationship with - but, still verify & validate what they do as no one is perfect and even an honest mistake can cost thousands.Some agents may post here to start with them, but 95%+ of agents don't know how to properly identify a rental property to buy.

Who Manages My Rental For Me?

What stuck out to me was their data driven approach to multifamily,  their emphasis on asset management, and the lower (financial) barrier to entry. 

Finding a cash flowing property in San Diego is not easy, so this is a fairly rare opportunity, and I can self-manage it.Because I am closing soon on my new house, I don't have as much time as I'd like to meet equity investors the traditional way (meet ups, networking, etc.) and am looking for something fairly quickly.

They are not tax related since unless you elect to be taxed as a c corp (which you should not do here) the income and expenses flow onto your personal tax return
