Perfect.WELL, One cold Sunday night (why wouldn’t it be LOL) I went down into my basement and found both (2) of my oil tanks slowly leaking from the bottom from rotting from the inside out over the decades.

My approach is that you, as a landlord, have a responsibility to keep the items you provide in good operational order as such: heat, A/C, water leaks, water heaters, washers, dryers, etc...

Specify what is excessive use (X more than $dollar amount per month, or more than x gallons/month, or unreported maintenance) Unreported maintenance meaning that the tenant had water leaking and causing damage under the kitchen sink and they knew something was up but failed to report it and now you owe a ton of money for water bill (and repair damages).

Some part of the floor was ripped off due to a HVAC plumbing leak and never fixed (part of the reason for moving out).We have few weeks before the lease term ends but are moving out in a few days.

Our inspector failed to see that our roof was in terrible shape (began leaking a few weeks after moving in) and our termite inspector must have been wearing sunglasses inside during his inspection because we had to pay for that 3 months later.The only other thing I'd recommend is looking at the 100 year flood zone.
