I suggest driving down the street and writing down the addresses then trying to contact the owners by mail or over the phone from home to see if they are even interested in selling before you invest so much time in investigating the property.

Anything that peforms higher than that is worth investigating.

Individual states have their own rules/laws/regulations and filing requirements/minute recordings/corporate meetings on the state level should be investigated prior to forming an entity.

Hi @Michelle Threatt - Excel has a lot of features such as "Text To Columns" - I would investigate first to avoid to much unnecessary work.

It sounds like you are just getting started in this area so you really need to start investigating what type of properties you are comfortable with; all have benefits and problems.

They are the ones that investigate and recommend action against people they believe are violating license laws for any profession regulated by the state (real estate, hair stylists, contractors--there are dozens of them).

Conducting a proper pre-tenancy investigation seems like a good way to kind of sure up your bet, so to speak.
