How do people typically get there start in Commercial real estate investing

I've recently started investing in SFH in the Midwest and South for long term buy and hold cash flow. As I learn more and more every day I've become curious to know how people typically get started in commercial real estate. Who do you network with to find these kind of deals? Who manages the property afterwards if I am out of state. What kind of loans are required for these and how do you get qualified for them? Any information, success stories, or advice would be appreciated.
