At any rate, I am here to increase my knowledge of real estate investing and become an active partner in a foundation my wife has already built. 

I'd be looking to go where I could stay debt free and greatly increase my return on asset and cash flow.

They hire use to be professional and have their best interests in mind each step of the way and we do that, however, we can't do that (without increasing fees)  if we need to talk to them about each and every issue, instead of just handling the problem.

I have heard that in the long run there might be gentrification which helps increase the value of the home.

Open your search up to other counties and cities but be careful as you go far North and West as those markets are very different than Montville in terms of customer preference and the properties themselves (some have cesspool/septic)

Zillow says $125 rent increase equals a move and $50 increase is a common increase for tenants who stay.

In the long run you will make more and have better tenants (and an easier life in general) if you handle your tenants as the customers they are.
