Proficiency in real estate accounting matters is paramount, but I would prefer someone local that I can meet face-to-face on occasion.

Have your pre-approval or proof-of-funds dialed in and never leave home without a blank check in your possession.  

If we leave the buyer inspection response field blank, it defaults to 3 days.

i can't help, but wanted to tell you that along with the checks that i ordered, i ordered 500 deposit slips. in addition, i have a stamp with the business account  and i just take a handful of blank deposit slips from the bank and stamp them.i know that wont help you, just wanted to share what we do.

I'd just point-blank ask your agent if it's one of those scenarios.

If you do a Google search for "nh purchase and sales agreement"   you will find a blank one. 

Leave replace with blank and press replace all.That should solve your issue.  

The strange thing is I had this property locked up and accepted on a different occasion about 60 days ago and the contract didn’t have those terms in there.
